An assignment sale in BC allows a pre-sale buyer to transfer their purchase contract to a new buyer before the building completes. This means you can acquire a unit at the original purchase price — sometimes $50,000 to $150,000 below current market value. Since 2022, assignment sales in BC must be disclosed, but they remain completely legal and one of the best ways for savvy buyers to enter the market below market rate.
Langley has become one of Metro Vancouver's fastest-growing markets. Communities like Willoughby Heights, Yorkson, Latimer, and Brookswood have seen significant pre-sale activity — which means assignment sales are common here. Many buyers who locked in units 2–3 years ago at lower prices now need to exit, creating off-market opportunities that never reach the public. The Insider List has direct access to these Langley assignment sales.
Surrey's Clayton and Fleetwood neighbourhoods have been hotbeds for new development. Pre-sale condos and townhomes purchased in 2021–2023 are now completing, creating a steady stream of assignment sales. South Surrey and Grandview Heights also see frequent off-market opportunities. If you're searching for Surrey assignment sales, the only reliable way to hear about them first is through a private buyer list.
Coquitlam and Port Coquitlam have seen major densification along the Evergreen Line corridor. Many pre-sale buyers in these new towers and townhome projects are looking to assign before completion. These Coquitlam assignment sales rarely appear on MLS — they move through private realtor-to-realtor channels. Insider List members in Coquitlam get first call.
Burnaby's dense condo market produces regular assignment sales, particularly around Metrotown, Brentwood, and Lougheed. Court order sales also appear in Burnaby more frequently than most markets due to high property values and complex financing situations. These deals move quickly and are rarely advertised — access requires being connected to the right networks.
Vancouver off-market condos are among the most sought-after opportunities in Canadian real estate. Whether it's a downtown assignment sale, a presale unit transfer in Mount Pleasant, or a private sale in Kitsilano — these deals are shared realtor-to-realtor and disappear within 24–48 hours. The Insider List connects serious buyers to Vancouver off-market opportunities as soon as they're available.
Parnam Singh, REALTOR® with LPT Realty, works with buyers and sellers across Langley, Surrey, Coquitlam, Burnaby, and Vancouver. When an assignment sale or off-market deal comes in, Parnam matches it to buyers on The Insider List based on budget, city preference, and property type — then reaches out personally before the deal goes anywhere else. It's the closest thing to having a private deal flow in Metro Vancouver real estate.
