What to Expect on Pre-Sale Completion Day in BC

The finish line — here's exactly what happens when your pre-sale home completes

By Parnam Singh·May 2026

What Is Completion Day?

Completion day (also called closing day) is when legal title to your new home transfers from the developer to you. Your lawyer or notary registers the transfer at the BC Land Title Office, your mortgage funds, and you get your keys.

The Timeline Leading Up to Completion

3–6 months before
Your developer sends a Notice of Estimated Completion Date. This is when you confirm your mortgage — most lenders won't issue firm financing more than 120 days out.
4–6 weeks before
Your lawyer or notary receives the completion package from the developer's lawyer and begins reviewing documents.
1–2 weeks before
Your lawyer sends you a Statement of Adjustments — a detailed breakdown of what you owe at completion, including the balance of purchase price, PTT (or exemption), strata fees, and property tax adjustments.
2–3 days before
You transfer your closing funds to your lawyer's trust account.

What You'll Pay at Completion

  • →Balance of purchase price (minus deposits already paid)
  • →Property Transfer Tax — or $0 if you qualify for the Newly Built Home PTT Exemption (saves up to $20,000)
  • →GST — or credited by builder if you qualify for the Bill C-4 rebate (saves up to $50,000)
  • →Legal / notary fees — typically $1,200–$2,000
  • →Strata fees (pro-rated for the month)
  • →Property tax adjustments (pro-rated)
  • →Title insurance — approximately $200–$400
  • →Home inspection (if you hired one for the deficiency walkthrough)

The Final Walkthrough

Before completion, you (or a hired inspector) do a deficiency inspection of the home. You document anything incomplete or defective. The developer is obligated to repair deficiencies under the 2-5-10 Warranty. Parnam accompanies every client on their final walkthrough.

Keys Day

On completion day itself, your lawyer registers title. Once registration is confirmed — usually mid-afternoon — you pick up your keys from the developer's sales office or concierge. You're a homeowner.
