Langley BC is one of the most active pre-sale markets in the entire Fraser Valley — and for good reason. With the Surrey-Langley SkyTrain extension under construction, thousands of acres of planned new density in Willoughby Heights and Yorkson, and consistently strong demand from families moving east from Metro Vancouver, Langley offers a rare combination of affordability, livability, and long-term upside.
If you're thinking about buying a pre-sale or new construction home in Langley in 2026, this guide covers everything you need to know — from how the process works to which neighbourhoods to consider and what pitfalls to avoid.
A pre-sale home (also called a presale or off-plan property) is a home you purchase before it's built — based on floor plans, renderings, and a disclosure statement provided by the developer. You sign a contract today, pay a deposit, and take possession when construction is complete — typically 12 to 36 months later.
Key advantages of buying pre-sale in BC:
Langley sits at the eastern edge of Metro Vancouver's urban growth boundary — which means it's one of the last markets in the Lower Mainland where new construction at scale is still possible at accessible price points.
The case for Langley in 2026:
Willoughby Heights is the engine of Langley's new construction market. Located along 208th Street and the 76th Avenue corridor, it's home to the majority of active townhome and condo presales in 2026. Pre-sale 3-bedroom townhomes in Willoughby typically range from $849,000 to $999,000, with 2-bedroom condos starting from $549,000.
Willoughby Heights is particularly popular with families — the neighbourhood has seen billions of dollars in new school, park, and infrastructure investment since 2015, and continues to grow. The future 208th Street SkyTrain station (part of the Surrey-Langley extension) will further anchor this area as one of Langley's most transit-connected neighbourhoods.
Yorkson sits just south of Willoughby Heights and is one of Langley's most mature master-planned communities. New presale product in Yorkson tends to carry a slight premium over Willoughby — the neighbourhood is more established, with Yorkson Park, the Langley Events Centre, and Willowbrook Shopping Centre all within close reach.
Latimer is Langley's emerging growth neighbourhood, with significant new density planned along the 72nd Avenue corridor. Presale product here is typically priced slightly below Willoughby, making it an attractive option for value-focused buyers who want Langley's growth story at entry-level pricing.
Brookswood is Langley's established single-family neighbourhood — large lots, mature trees, and a quiet suburban character. Townhome presales are rare here, which makes projects like Bromley (which launched in April 2026) particularly noteworthy. Brookswood does not have planned SkyTrain proximity, so it's best evaluated on lifestyle rather than transit investment grounds.
All new construction homes in Canada are subject to 5% GST. For a $849,000 townhome, that's $42,450 in GST. However, eligible buyers can apply for the GST/HST New Housing Rebate, which can recover a significant portion of this cost:
GST rules are complex and your eligibility depends on how you plan to use the property. Always confirm your specific situation with your accountant or mortgage broker before finalizing your purchase.
One feature unique to presales (and particularly valuable in appreciating markets) is the assignment sale — selling your contract to another buyer before the home is completed. If the project has increased in value during construction, you may be able to assign your contract for more than you paid, capturing the equity gain without ever taking possession.
Not all developers permit assignment sales, and those that do often charge an assignment fee. If this is part of your strategy, confirm assignment rights in the Contract of Purchase and Sale before signing. Note that as of 2023, assignment sales in BC are subject to tax — consult your accountant.
