GST New Housing Rebate BC — Complete 2026 Guide for Pre-Sale Buyers

What Is the GST New Housing Rebate?

When you buy a brand new home in Canada — including a pre-sale condo or townhome — you pay 5% GST on the purchase price. The good news: the federal government offers a GST New Housing Rebate that gives eligible buyers back a significant portion of that tax. For many first-time buyers in Langley and Surrey, this rebate can be worth thousands of dollars at completion.

How Much Is the Rebate?

Full Rebate (Maximum $6,300)

  • Available when purchase price is $350,000 or less
  • Rebate = 36% of the GST paid
  • On a $350,000 home: GST = $17,500 → Rebate ≈ $6,300

Partial Rebate

  • Available when purchase price is between $350,001 and $524,999
  • Rebate phases out gradually as price increases toward $525,000
  • At $450,000: approximately $3,000–$3,500 rebate (estimated)
  • At $524,999: rebate = $0 (fully phased out)

No Federal Rebate

  • Purchase price of $525,000 or more — no federal GST rebate applies

Do You Qualify?

To qualify for the GST New Housing Rebate on a pre-sale purchase:

  • The home must be your primary place of residence — not a pure investment/rental property (separate rental rebate programs exist — see below)
  • You must be an individual purchaser — corporations generally do not qualify
  • The home must be a new or substantially renovated property
  • For pre-sales, the rebate is applied at completion, not at signing

What About Investors? The Rental Property Rebate

If you're buying as an investment with the intent to rent the property long-term, you may qualify for the GST New Residential Rental Property Rebate — a separate federal program that can recover a similar portion of GST. This applies regardless of purchase price in some cases. Speak with an accountant to understand which rebate applies to your situation.

How Does It Apply on a Pre-Sale?

On a pre-sale purchase, the GST and rebate are both handled at completion by your lawyer or notary:

  1. Your lawyer calculates the full GST owing on the final purchase price
  2. They simultaneously calculate and apply the rebate you qualify for
  3. You pay the net amount (GST minus rebate) at completion — not the full GST
  4. In most cases, you do not pay full GST and then wait for a separate cheque — it is offset directly at closing

Real Numbers: What Does This Look Like?

Here are two scenarios common in Langley and Surrey:

Scenario A — Condo at $480,000

  • GST (5%): $24,000
  • Federal rebate (partial, estimated): ~$2,000–$2,500
  • Net GST payable at completion: ~$21,500–$22,000

Scenario B — Condo at $340,000

  • GST (5%): $17,000
  • Federal rebate (near maximum): ~$6,120
  • Net GST payable: ~$10,880

These are estimates only. Your lawyer will calculate the exact amounts based on the final purchase price at completion.

GST Rebate Badge on Listings

On propertiesbyparnam.ca, listings that qualify for the GST New Housing Rebate are marked with a GST Rebate badge. This badge is only shown when the project genuinely qualifies — use it as a quick filter when browsing to identify rebate-eligible projects.

Other Programs to Know About

The GST rebate is just one of several financial benefits available to new construction buyers in BC. Others include:

  • Property Transfer Tax (PTT) Exemption — first-time buyers may be exempt on homes under $835,000
  • First Home Savings Account (FHSA) — contribute up to $40,000 tax-free toward your first home
  • Home Buyers' Plan (HBP) — withdraw up to $60,000 from your RRSP tax-free for a first home purchase
  • BC Home Buyer Rescission Period — 3-business-day right to rescind on resale; 7 days on pre-sale
