Most people buying a pre-sale home in BC assume the price on the developer's price list is fixed. It almost never is.
Developers, like any business, have sales targets and project timelines. A project that's moving slowly, a phase that needs to sell through before the next one launches, or a developer trying to meet a bank's pre-sale threshold — all of these create negotiating leverage that most individual buyers never know to use. Group Buy Pricing is how experienced buyers leverage that dynamic.
What Is Group Buy Pricing?
Group Buy Pricing is a purchasing strategy where multiple buyers — coordinated by a single REALTOR® — approach a developer together with the intent to purchase multiple units simultaneously. Instead of one buyer negotiating for one unit, you're presenting a developer with a transaction that moves 3, 5, or 10 units at once.
That volume has real value to a developer:
- Reduces sales risk: selling multiple units in a single transaction de-risks the project significantly
- Speeds up pre-sale milestones: many developers need to hit a specific pre-sale threshold before their construction financing is released. Group purchases accelerate this.
- Reduces marketing costs: one coordinated REALTOR® vs. dozens of individual agents presenting one buyer at a time
In exchange for that value, buyers in a group purchase can often negotiate pricing below the published list price, better deposit structures, priority unit selection, or developer incentives not available to the general public.
How Group Buy Works in Practice
- Identify the right project — not every development is a good candidate. Group buy works best on projects where the developer has motivation: slower-moving phases, early-stage launches that need to build momentum, or developers managing tight financing timelines.
- Assemble the group — buyers don't need to know each other. I maintain a list of registered buyers who have expressed interest in specific project types, price ranges, and areas. When the right project is identified, I match buyers who fit the profile.
- Approach the developer — I present the coordinated purchase as a single negotiation. “I have X buyers ready to purchase Y units in Z project — here's what we're asking for in exchange for moving this quickly.”
- Close the deal — each buyer signs their own individual Contract of Purchase and Sale. You're not jointly purchasing — you're independently purchasing, just coordinated. Your legal rights and obligations are identical to any other presale buyer.
What Can Group Buy Buyers Actually Save?
The savings depend entirely on the project, the developer, and the market conditions at the time. In a hot seller's market, savings are smaller — developers have no pressure to negotiate. In a more balanced or buyer-friendly market (which parts of 2025–2026 have been), the leverage is more significant.
Typical group buy outcomes I've seen in the Langley and Surrey market:
- Price reductions of 1–4% on published list prices (on an $850,000 townhome, that's $8,500–$34,000)
- Upgraded deposit structures — paying 5% at signing instead of 10%, or extending the payment schedule
- Included upgrades — hardwood flooring, AC, appliance packages, or parking stall upgrades included at list price
- Priority unit selection — access to the best floor plans, views, and exposures before other buyers
- Assignment rights — some developers who don't offer public assignment rights will grant them to group buyers
Results vary by project, developer, and market conditions. Past outcomes do not guarantee future savings. These outcomes are not guaranteed — every negotiation is different.
In most cases, the worst outcome of a group buy attempt is that you purchase at the same terms as any other buyer, with better unit selection.
Who Is Group Buy Right For?
Group Buy works well for:
- Families and friend groups who want to live near each other and are buying in the same development anyway
- Investors purchasing multiple units in one project for rental or assignment purposes
- Individual buyers who are flexible on exact unit selection and want the best possible pricing — not specifically units A, B, and C, but the best available units at the best price
- First-time buyers in markets where every dollar of savings on purchase price or deposit structure matters
Group Buy is harder if:
- You have a very specific unit requirement (exact floor, exact view, specific floor plan) that doesn't align with what's available in the group selection pool
- You're buying in a project that's already heavily oversubscribed at launch — if 300 buyers are waiting for 80 units, the developer has no motivation to negotiate
Current Group Buy Opportunities in Langley & Surrey
I actively monitor Langley, Surrey, and Fraser Valley presale projects for group buy opportunities on behalf of registered buyers. If you're interested in participating in a coordinated group purchase on a specific project or type of property, register now and I'll notify you when the right opportunity comes up.
The earlier you register, the more options you have — the best group buy opportunities are identified before public launch, when developer motivation and unit selection are at their peak.
