I've spent a good chunk of August walking a client through 1-bedroom condo options in West Coquitlam and Burquitlam — including a suite preview at Ironwood earlier this month. It's given me a current, on-the-ground read of what's actually available right now versus what's just marketing copy, so I wanted to put together an honest snapshot for anyone doing the same search.
Coquitlam — and the West Coquitlam/Burquitlam pocket in particular — has become one of the more interesting 1-bedroom entry points in Metro Vancouver's Tri-Cities. You're a short walk or SkyTrain ride from Lougheed Town Centre and Burquitlam Station, prices are still meaningfully below comparable Vancouver and Burnaby product, and there's genuine new supply in the pipeline right now — not just renderings.
A few things are worth knowing before you start touring presentation centres:
Harriswood by Domus Homes is a 59-home collection of garden flats and townhomes in Oakdale, with building permit already in hand. It currently carries the lowest 1-bedroom entry point of the group: 1-bed homes from $399,900. Kitchens are outfitted with Italian SMEG appliances, waterfall quartz counters, and soft-close oak cabinetry, and homes feature 9' ceilings and a private rooftop patio with mountain views. It's under a 10-minute walk to Burquitlam SkyTrain, schools, parks, and the Bettie Allard YMCA, and the developer is advertising GST rebate savings of up to $50,000 for qualifying first-time buyers. This is a pre-sale — completion is currently slated for 2028 — with a 10% total deposit structure ($10,000 due on writing for a limited time). The sales gallery is open Saturday–Wednesday, 12–4pm, at #203–552 Clarke Rd, Coquitlam.
Florin by Allaire Living is in its final release and move-in ready now — a real advantage if your timeline is tight. The 1-bedroom plan runs 538 sq ft, from $484,405 after credit, and the building includes Fisher and Paykel appliances, a gas cooktop, central A/C, and heated ensuite floors as standard. Buyers currently have access to 5% off plus GST savings for qualifying first-time buyers, with a 5% deposit. It's about a 10-minute walk to Lougheed SkyTrain, and every home includes EV-ready parking.
Satori is a Japandi-inspired collection from Everglade Development and Stratosphere Properties, with 1-bedroom garden homes starting from the mid $500,000s at 518 sq ft (a junior 2-bed layout is also available for buyers who want a bit more flexibility). The project has secured a TD Blanket Appraisal, which can simplify financing at completion. Interiors feature Fulgor Milano appliances and Everglade's smart home system, and the grounds include zen gardens, an Irori teahouse, and a sun lounge. Deposit is staged — 5% at signing, 2.5% at 180 days, and 2.5% at 270 days — with completion targeted for 2027. It's about a 15-minute walk to Burquitlam SkyTrain, and the sales gallery is open Saturday–Wednesday, 12–5pm, at #106–552 Clarke Rd, Coquitlam.
Ironwood is the tallest and most design-forward option here — a 42-storey concrete tower by acclaimed architect James Cheng, developed by Qualex-Landmark. 1-bedroom homes start from the $520,000s at 492–517 sq ft, with 1-bed + den layouts from the high $500,000s at 538–573 sq ft. The presentation centre has been running promotional credits reaching up to $120,000 — but that ceiling varies by unit type and size, so ask specifically what applies to the 1-bedroom and 1-bed + den plans rather than assuming the top figure. A 10% deposit offer is also currently in place, though these terms are time-limited and worth confirming before you tour. Finishes include Bertazzoni appliances and Italian cabinetry, and it's a 5-minute walk to Burquitlam SkyTrain. Completion is currently projected for late 2028.
If price is your main driver, Harriswood currently has the lowest entry point by a wide margin — but it's also the furthest from completion (2028), so confirm the specific 1-bed floor plan and sqft before committing. If you need to move in soon, Florin is the only one of the four that's move-in ready today. If transit and design pedigree matter most, Ironwood's Burquitlam location and James Cheng-designed tower are hard to match, though it carries both the highest starting price and the longest runway to completion. Satori sits in the middle on price and timeline, with the added comfort of a TD Blanket Appraisal already secured.
Every one of these projects has different fine print — deposit timing, what's actually included in the "from" price, and how firm the completion date really is. I've been in these presentation centres this month with an active client, so I can walk you through what I've seen in person, not just what's in the brochure.
